Suggestions to the Property Owner on how to Help Sell Your Property

1. Tidy up the grounds, porches and garages. Keep the lawn and shrubs trimmed and make sure that your yard is clean and inviting. Keep the snow shoveled from sidewalks and driveway.
    
2. Your front door gives a vital first impression. Be sure it is clean and painted if necessary. If the exterior of your home needs some fresh touch-up paint, do it now also.
    
3. Dress up windows in fresh windows treatments. Keep them open!
    
4. If any decoration is needed (especially in the kitchen), do it now! $100 worth of paint may save you $500 in price reduction. Bathrooms help sell homes - so make these rooms sparkle!
    
5. Keep all steps clear of hazards.
    
6. Don't forget to have all light sockets filled with bulbs. Higher watt bulbs make a home look light and bright. Turn your lights on for evening showings to send a welcome sign to potential buyers.
    
7. Wash dishes, put away cloths, straighten up newspapers, etc.
    
8. Make up beds with attractive spreads.
    
9. Keep pets out of the way for showings. Some prospects may be annoyed, or attention may be diverted.
    
10. Avoid having people present during inspections. The potential buyer may feel like an intruder and will hurry through the home.
     
11. Never try to sell personal property to a customer before the deal is completed.
