COTTAGE GROVE - For the area surrounding the old Majestic Ballroom, city officials imagine an interconnected neighborhood of residential, commercial and greenway.
Stantec, a consultant with the city, completed an updated master plan for the area bounded by Jamaica Avenue, Highway 61 and West Point Douglas, railroad tracks and a future extension of 100th Street.
The planning was prompted when MWF Properties proposed a 174-unit workforce housing apartment building to the City Council in March.
The plans presented at a workshop May 2 show room for several high-density housing projects, as well as several businesses.
"This could have the highest densities in the city here, and I think it would be appropriate," Stantec's Phil Carlson said at the workshop.
The commercial properties are shown abutting the highway, for greater visibility.
"We really wanted to preserve the Highway 61 visibility for commercial," Economic Development Director Christine Costello said at the May 8 EDA meeting.
MWF Properties first planned to purchase the former Majestic Ballroom site and build there, but have made a deal with the city to swap parcels.
The apartment building would be pushed to the southeast end of the neighborhood.
The Majestic Ballroom will go the Economic Development Authority, to later be sold to a commercial developer.
Between the residential and business areas, planners suggest a greenway or park space.
"That would be unique to the community, would be something we don't have yet," Mayor Myron Bailey said.
City officials plan to see the purchase agreement at a June City Council meeting, and a planned unit development application in August.
If approvals go through, construction on the apartment building could begin as soon as spring 2019.
